Over the last few years of the Nigeria’s democratic administration, development efforts were centered on physical and social infrastructure provision. These developments resulted into the quest for large expanses of land on which the structures were to be established; normally acquired through compensation. Many of such computations for the land values lack any scientific basis and are usually mere estimates or are based on unconventional methods that usually results into value disagreements. This paper evaluated some of the contemporary methods for land value assessment for compensation with particular reference to Northern Nigeria with a view to proposing more appropriate methods that are laterally acceptable to parties for better economic and social development. It analyzed and reviewed the relevant theories and literature with the aim of proposing a valuation model that can serve as proxy for optimal price.
